Buying and selling direct in Dubai: why owners still need Sakani
More buyers and sellers are skipping the agent and going direct. Here is what actually changes — and where Sakani.io keeps the deal safe, fast and fair.

The shift to direct
A growing share of Dubai secondary-market deals now start on WhatsApp, Facebook groups or word-of-mouth. Buyers want to avoid the 2% commission. Sellers want to keep their margin. The logic is simple — but the execution is where most direct deals stall or unravel.
What actually breaks in a direct deal
Without a structured process, direct buyers and sellers face the same problems: no verified comparable pricing, no escrow discipline, no NOC timeline management, and no neutral party to hold the 10% security deposit. One missed clause in Form F, one delayed developer NOC, or one pricing disagreement and the deal is dead after eight weeks of back-and-forth.
How Sakani works today
Sakani.io is not a brokerage and not a public listings portal — that's launching soon. Right now, we run a private matching service. If you're a seller, you tell us about your property and your asking range; we search our active buyer database and bring you the ones who fit. If you're a buyer, you tell us what you're looking for; we search our seller database and surface owners ready to deal. No public ad, no spam calls, no 2% agent fee.
What stays in your control
You set the price. You choose who to talk to. You decide the timeline. Sakani does not take a commission on the sale price. When listings go live, the model stays the same — flat closing fee only when the deal completes, a fraction of traditional brokerage costs. You keep the direct relationship; we just handle the matching and paperwork rails around it.
If you're selling yourself
Submit your property details and asking range. We benchmark it against recent transfers in the same tower and only introduce you to pre-qualified buyers in our database who match on budget, financing type and timeline. No tyre-kickers, no fake offers, no public listing required.
If you're buying direct
Tell us your community, bedroom count, budget and whether you're cash or mortgage. We search our seller database for owners who fit and introduce you directly. You negotiate with the owner; we make sure Form F, NOC and the 10% deposit are handled cleanly.
Listings are coming
A public listings experience is on the roadmap. Until then, the fastest way to buy or sell direct in Dubai is to register your interest and let our matching team work the database for you.
Sakani is a property-technology platform. When you choose the Licensed Brokerage closing track, Form A / Form B / Form F contracts and DLD trustee transactions are handled by a RERA-licensed brokerage partner. You may also use your own RERA-licensed broker or lawyer if you prefer.
